Two industrial buildings totaling 108.6k sf in Oxnard sold in separate transactions for a combined price of $15.7 mil. Both buildings are in key warehouse/distribution West Ventura County locations.
In one of the deals, RKN paid $8.1 mil ($159/sf) for a building at 162 Montgomery Ave. The cold storage warehouse complex was purchased by one of the three tenants to expand their logistics business. The seller was Montgomery Properties LLC.
In the other transaction, Lambert Industrial Properties paid $7.6 mil ($132/sf) for a property at 301-319 Lambert St. The investment sale Included two fully leased multi-tenant warehouses with dock high loading. The asset received multiple offers above asking price. It was sold by Seacoast Associates.
Fred Ferro with NAI Capital Commercial’s Ventura County office represented the sellers in both deals.
