Work has been completed on LeBeau Realty & Associates’ new 90k sf, office and retail building at 450 B St in downtown San Diego. Together with LeBeau’s existing 20-story tower located at 451 A St, the two buildings complete “Twenty by Six,” a creative office center designed to offer the essentials for employee health, productivity and quality of life.
Built to achieve LEED Silver certification, the building marks the first new commercial product in B Street corridor in more than 25 years. The $34.8 mil project was built by C.W. Driver Companies.
Designed by Gensler San Diego, the architecture of Twenty by Six captures the city’s idyllic weather and relaxed coastal vibe with elements that encourage an indoor-outdoor way of life. Offices are equipped with balconies, movable walls and 10-foot glass height windows that open to sweeping views of downtown San Diego. Community features include an exclusive outdoor courtyard with a fireplace lounge and cafe, private outdoor meeting areas, and a state-of-the-art gym with showers and lockers, in addition to high-speed WiFi throughout.
During the initial phase of construction, the existing two-story branch bank structure was demolished by San Diego’s AMG Demolition & Environmental Services. The new structural steel building sits above a three-story underground parking garage, which received extensive structural reinforcing and seismic upgrades using fiberglass reinforced polymer (FRP) while remaining in operation during all phases of construction. To minimize impact to the downtown area, including the LeBeau tower only 60 feet away, C.W. Driver Companies erected a tower crane and placed materials on-site with a Just-in-Time delivery method.
Achieving LEED Silver certification, the property features energy-efficient lighting and HVAC systems, open windows that provide natural lighting and water conservation systems, in addition to being made primarily of steel, the most recycled material in the world.
Centrally located among restaurants and shopping, Twenty by Six is walkable to the bustling Little Italy neighborhood, the Gaslamp District, the Marina and Petco Park.
