Quick N Clean Car Wash Buys One-Acre Site in Victorville

Quick N Clean Car Wash paid $1.55 mil for a one-acre land parcel in Victorville. The land, located at 14812 Bear Valley Rd, will be the site of the firm’s first location in SoCal’s Mojave River Valley region.

The new self-serve Quick N Clean location is projected to open in spring of 2021 and will feature a 150-foot long wash tunnel, 35 vacuum stations of which 26 will be covered as well as a 5.4k sf office and storage building. The eco-friendly car wash will use a water reclaim system to minimize water usage. Quick N Clean is known for its commitment to provide a “Great Car Wash, at a Great Price as Fast as Possible”. Customers will have the choice to purchase an Unlimited Monthly Fast Pass Membership or pay at the time of service.

Located just east of the I-15 Fwy, the property enjoys excellent street front visibility on Bear Valley Rd, which is a major retail corridor with traffic counts of over 62,000 cars per day. The site is right next to a busy Starbucks drive-thru and borders two new projects that are also under development including an 80+ room Avid Hotel and a strip center that will feature a Jersey Mike’s and Dutch Brothers Coffee. Other neighboring tenants include Panda Express, Burger King, Carl’s Jr., Popeye’s Chicken and John’s Incredible Pizza.

Paul Galmarini with Progressive Real Estate Partners represented the seller, a Santa Monica-based private investor. Albert Lopez, also with Progressive Real Estate Partners, repped Quick N Clean in the transaction. Founded in the 1990s, Quick N Clean has developed and operated 40+ express car washes across the Southwest US in Arizona, Colorado, California, Nevada, and Texas.

According to Lopez, “The Bear Valley Road location was ideal for Quick N Clean because it features many of the traits they look for including high traffic counts, outstanding visibility, excellent access and close proximity to other service and food oriented retail uses.”

Galmarini noted, “While the excellent location made the property very attractive, it was a complex and lengthy transaction in that there were several adjacent properties with dominant easement rights over this site that had to be negotiated and extinguished.”
