Camarillo Strip Center Fetches $600/sf

A private investor paid $4.8 mil for an 8k sf ($600/sf) strip center in Camarillo. The center is located at 415 W. Ventura Blvd, adjacent to the 101 Fwy between Springville Dr and Las Posas Rd.

Built in 2020, the center is anchored by T-Mobile and incudes three other tenants -- Subway, Lindora, Eye Glass Factory. The property is an out-pad to a Home Depot and is located directly off the 101 Fwy, with direct visibility to over 142,000 vehicles per day. At the time of the sale, the center was 100% leased.

The center is in a high traffic area surrounded by national retailers Target, Ross, Michaels, Staples, CVS, Starbucks, Applebee’s Verizon and others. The center also benefits from being adjacent to the Camarillo Premium Outlets, which serves as a premier shopping destination for both Ventura and LA Counties.

Dave Maron with NAI Capital’s Investment Services Group represented the buyer in the transaction. The seller was YS Properties LLC.
