North County Transit District (NCTD) in San Diego County has posted a request for proposals (RFP) for the redevelopment of Oceanside Transit Center, a future mixed-use project in downtown Oceanside. This is an opportunity to develop a mixed-use, transit-oriented development on ±10.20 acres of ocean view land off historic Highway 101 (Pacific Coast Highway).
Brian Hutcherson and Mike McShea of CBRE’s Public Institutions and Educational Solutions (PIES) division are the development advisors and consultants for NCTD, the owner of the site. Interested developers are encouraged to submit bids.
Located at 235 S. Tremont St, the site is comprised of 19 contiguous parcels of land with an estimated building capacity of over 650k sf. The project will provide a revenue source that will accommodate transit operations, serve as NCTD’s administrative headquarters and increase activation of downtown Oceanside. The redevelopment will deliver higher density, mixed and complementary uses that will serve to draw new residents and visitors, as well as expand transit ridership and the workforce in downtown Oceanside.
The Oceanside Transit Center is located less than one-quarter mile from the Pacific Ocean and one-half mile from the Oceanside Pier. Dozens of dining, entertainment and retail options are within walking distance of the site. The station provides riders with the ability to reach downtown San Diego in just over an hour and downtown Los Angeles in less than two hours.
“This is one of the largest, most unique development opportunities on the West Coast given its location just two blocks from the beach, proximity to a vibrant downtown Oceanside and the connections offered by the District’s transit center,” said Hutcherson.
He added, “The District seeks to unlock the development potential of the site by creating a synergistic, transit-oriented, mixed-use development which promotes an active downtown, enhances the ridership experience and creates a unique quality of life that affords residents a real opportunity to live in a transformational residential environment.”
