3C Properties LLC paid $4.1 mil, or $171/sf, for a 24k sf warehouse in Rancho Cucamonga. The property is located at 12228 6th St, north of I-10 and just east of I-15.
Built in 2006, the warehouse includes 3.1k sf of two-story office space, two bathrooms, breakroom with built-in high-end cabinets, and a large bull pen office area. There are two dock doors and one grade-level door that open into a large fenced yard. The warehouse is in a central location with immediate access to the 15, 10 and 210 freeways.
Nicholas Chang CCIM, SIOR, Richard Lee, SIOR, and Justin Kuehn with NAI Capital represented the seller, 12228 6th Street LLC, in the transaction. According to Lee, the industrial leasing market in the Inland Empire remains strong – which is pushing users to buy in an effort to control their occupancy costs.
