Sudberry Properties Starts Construction on 409k sf Otay River Business Park

Sudberry Properties has commenced construction on Otay River Business Park, a 409.5k sf, industrial development on 50 acres less than a mile east of I-5 in Chula Vista. The mixed-use project will feature industrial, warehouse, R&D, office and retail space, along with a 14-acre park.

The undeveloped site is bordered on the west by Broadway, on the north by Main St, on the east by Fourth Ave and on the south by the Otay Valley Regional Park. The business park, which lies on the site of a former strawberry field and concrete plant, will be developed in phases over the next few years. First, the industrial and commercial areas will be developed; then the 13.9-acre City of Chula Vista public park. Approximately six acres is planned to be left as open space.

According to Colton Sudberry, president of Sudberry Properties, the multi-phase project will consist of seven industrial buildings ranging from 40k sf to 67.5k sf and about 5k sf of retail services, including a car wash and 7-Eleven®.

The development team includes SCA Architecture of San Diego, Lightfoot Planning Group of Carlsbad, and Ridge Landscape Architects (RLA) of Irvine. Sitework and grading are underway by Southland Paving, Inc. Sudberry Properties is in the process of selecting the general contractor.

The firm has developed approximately 12.6 msf of commercial and residential property with a market value exceeding $2.5 bil, said the multi-phase project will consist of seven industrial buildings ranging from 40,000 to 67,500 square feet and about 5,000 square feet of retail services, including a car wash and 7-Eleven®.

“The project will give tenants superior flex industrial space within a beautifully landscaped environment with restaurants, services and shopping within walking distance. Available spaces range from 1.2k sf to multi-building campuses of more than 300k sf. Both dock-high and grade-level doors are available to meet all loading requirements,” noted Sudberry.

Sudberry Properties will own and operate the Otay River Business Park. Michael Mossmer of Voit Real Estate Services is providing brokerage services. To date, the firm has developed approximately 12.6 msf of commercial and residential property with a market value exceeding $2.5 bil.
