Retail Center in Encinitas Sells for $430/sf

El Camino Square, a 28k sf retail center in Encinitas, traded hands in a $12.2 mil ($436/sf) transaction. The buyer was Capstone Advisors.

El Camino Square is a two-level retail center located at 191 North El Camino Real, in the heart of Encinitas’ commercial corridor. Current tenants include T-Mobile, Salon Bella Bella, Golden State Bagels and Chiltonic, among others.

Vic Gausepohl and Kirk Allison of Colliers International represented Capstone in the deal. Gausepohl and Allison will also handle leasing for El Camino Square. The seller, US Financial LP, was self-represented.

“El Camino Square presented a unique opportunity to purchase a key property on the main commercial corridor in one of the most affluent trade areas in San Diego County where demand and rental rates continue to peak,” said Gausepohl. “It is the only property in the area offering all small shop tenants unobstructed visibility to El Camino Real with over 43,000 cars per day.”
