An 11.5k sf, freestanding, single-tenant medical facility in Carson has sold for $7.7 mil ($670/sf). The recently constructed building is leased to a DaVita affiliate and guaranteed by DaVita Inc.
The building is located at 20920 Chico St, south of Del Amo Blvd and just east of the 405 Fwy. DaVita has signed a long-term lease with attractive rental increases every five years and multiple options to renew beyond the primary term.
The property was sold by Genesis KC Development LLC, who was represented Scott Briggs, Kelly Largent, and Sarah Martin of Stan Johnson Company. The buyer, San Jose-based The Corotto Company Inc, was repped by Martin Starr of ASU Commercial. The transaction closed in an all-cash deal within 37 days of agreement.
