Valencia Pipe Company Inc, a division of VPC Global, leased 171k sf at Vista Business Park in Valencia, in a deal worth $10.1 mil. The Class A property, located at 28305 Livingston Ave, will serve as the company’s new headquarters and distribution facility, with its manufacturing operations remaining in Kingman, AZ.
The site features heavy power, 22 ground-level loading doors, two dock-high doors, 30’ clear height, and 344 parking spaces. The landlord, Valencia LLC, is currently adding approximately 7k sf of corporate office space on the site. Once completed, the company will vacate its current facilities in the Valencia Commerce Center on Industry Drive.
Matt Dierckman, David Harding, Greg Geraci and Billy Walk with CBRE represented the tenant, a manufacturer of steel tubing and pipes used in retail and wholesale. The landlord was repped by Nigel Stout of JLL and Rob Fuelling and Brady Thomson of IDS.
“This new location provides Valencia Pipe Company with an excellent opportunity to expand its growing business and consolidate multiple locations into a single facility,” said Andrew Dervin, CEO of VPC Global. “This will allow us to grow and to service our customers in the best way possible.”
According to Dierckman, “The lease structure allows the company to move all warehousing functions in early while the new corporate office space is being built, and it provides Valencia Pipe with the ability to lease and sublease its existing six facilities in the Valencia Commerce Center.
The Valencia/Santa Clarita industrial market continues to see strong demand from a variety of companies and very little vacancy. This, along with Santa Clarita being named “Most Business-Friendly City” by the Los Angeles Economic Development Corporation, its strong labor force and amenity rich environment is spurring new development and opportunity throughout the region.
