A two-tenant, NNN-leased property in Santa Ana sold for $20.1 mil. The property, located at the intersection of Segerstrom Ave and Bristol St, is occupied by Burlington Coat Factory and Aldi. It was recently renovated and both tenants have since entered new long-term leases.
The property is situated less than a mile from South Coast Plaza, the nation’s leading shopping center with annual sales of more than $1.5 bil. Nearby retailers include Food 4 Less, Target, Vons, T.J. Maxx, Bed, Bath, & Beyond, Nordstrom, Bloomingdale’s, Burberry, Saks Fifth Avenue and Macy’s. Within a five-mile radius the daytime, working population is 844,700 and the average annual household income is $88,115.
Mark Thiel with Marcus & Millichap represented the seller, IRA Capital. Adam Attia, also with M&M, procured the buyer, a local private investor.
