Create Advertising Signs Full Floor Office Lease in LA’s Park Mile Neighborhood

Create Advertising agreed to a long-term lease for 42k sf at the historic Harbor Building, located at 4201 Wilshire Blvd in Los Angeles’ Park Mile neighborhood of the Mid-Wilshire area. The building, owned by local office landlord Jamison, is walking distance to the Metro Purple Line station at Wilshire and Western. It is surrounded by a rich amenity base in Koreatown, Larchmont Village and Miracle Mile.

Create Advertising is an entertainment advertising agency. The firm has produced award-winning print, A/V, and digital campaigns for such films as Avengers: Infinity War, Life of the Party, I Feel Pretty and the TV miniseries The People vs. OJ Simpson, will move into the Harbor Building in the first quarter of 2019.

Under terms of the lease, Jamison will build out the entire sixth floor to suit the needs of the agency under a mutually agreed to space plan. The high-end creative space will include private offices, meeting spaces and soundproofed editing rooms. In addition, Jamison is upgrading the common areas on the tenant’s floor, including the elevator lobby area and the restrooms.

This is the third large entertainment company to lease space at the Harbor Building recently. In 2016, global entertainment company Entertainment One leased approximately 30k sf to house its reality television and music divisions. Last fall, advertising agency Concept Arts, which produced campaigns for films like La La Land, Fence and Moonlight, signed a long-term lease for the entire fifth floor totaling approximately 42k sf.

Built in 1956 to the highest building standards for J. Paul Getty’s Tidewater Oil Company, the six-story, 258k sf Harbor Building is characterized by the extensive use of marble and granite finishes on both the building exterior and interior. Taking up an entire city block, the building features 42k sf floor plates with concrete floors, high exposed ceilings and views of the Hollywood Hills, Westside and Downtown Los Angeles.

The Harbor Building’s central location, combined with its high-end finishes and history make it an attractive landing spot for creative office tenants seeking a quality alternative to higher priced submarkets such as Hollywood and the Westside, according to Ben Silver of First Property Realty Corporation, who represented Jamison in the transaction, along with Jeffrey Resnick and Stefan Neumann. Robert Hooks of Cushman & Wakefield represented Create Advertising in the leasing process.
