Chestnut Properties is getting ready to break ground on Millenia Office, a three-project, 1.4 msf office campus, in Chula Vista. Millenia Office has the expansion potential of up to 3 msf to accommodate one or several large scale office, tech, medical and/or educational tenants.
The three large-scale Millenia Office projects include THINK Campus: two buildings encompassing 324k sf, DISCOVER Campus: one building encompassing 400k sf, and the four-building, 700k sf INVENT campus, all of which are expandable to accommodate a “Google-Style” mega scale campus.
As the first to be developed, the THINK Campus will feature large efficient 37k sf floorplates, prominent Hwy 125 access and exposure opportunities, above standard parking ratio of 4.3/1000, outdoor connectivity from every floor and tenant space, an amenity patio space connecting the two buildings, a 6k sf amenity building with a restaurant and fitness center, a large outdoor lawn area for employees to enjoy, LEED Platinum certification and LEED Platinum, and Gold rating under the new WELL Building Standard.
JLL's team of Tony Russell, Chad Urie and Grant Schoneman are overseeing leasing at Millenia Office which is able to accommodate a variety of requirements.

Millenia Office is a 20-minute drive to Downtown San Diego and within a 30-minute drive to the other major business markets in the city. It offers users a pristine environment while being able to tap into a vast pool of talented and highly educated work force that is currently commuting north on severely impacted highways. Millenia Office will be a vibrant walkable community anchored by food, retail, public parks, hospitality, business, and housing.
Millenia Office is strategically located within the Millenia Master Plan in Eastern Chula Vista which has major construction in multiple districts under way. The Millenia Master Plan includes up to 3,000 multi-family residences; 1.5 msf of retail, hospitality, civic and mixed-use projects; six themed urban parks and a variety of tree-lined promenades, casual gathering places, bikeways, and plazas and expected population of 7,500 at build-out.
The City of Chula Vista is a leader in sustainability, which started with the adoption of its first Climate Action Plan in 2000, being recognized in 2014 by the Environmental Protection Agency with a Climate Leadership Award and in 2015 at the United Nations Conference of Parties (COP21) in Paris. The city was recently designated a “Smart City” and named Top 3 Smart City in North America” by Enterprise IoT Insights, which recognized the City’s long-range planning and public private partnerships. It is also pursuing Millenia to be a test site to roll out autonomous vehicles as well as providing a site for the region’s UAVs to test on our 375-acre university property. Chula Vista’s position as the second largest city in San Diego County provides access to the highest concentration of life sciences lab space in the nation. Its educated workforce gained 72,000 degree holders in 2014 alone, more than any other major metro area in the country.
