In Los Angeles’ Silver Lake area, Cameron Pacific and LS Capital Inc acquired a 13k sf, two-building office property that was formerly the home of music producers Mike (E.Z. Mike) Simpson and John (King Gizmo) King, aka the Dust Brothers. The property, located at 2400-2410 Hyperion, traded for $5.46 mil ($384/sf).
The vintage, mixed-use property, built in 1947 and 1978, features many classic creative elements which are in high demand in the market. The purchase includes a 6.7k sf parking lot as well.
The new owners plan to renovate the property with tech-like improvements throughout, along with new paint, windows, doors, lighting, and fixtures. Additionally, the basement space, which has been utilized as storage for many years, will be converted into desirable creative office space.
The property’s location offers considerable street frontage along one of the key thoroughfares in the highly-desired Silver Lake neighborhood. The property also benefits from the lack of office space in the immediate area, while demand for boutique office concepts such as this have taken off.
The property has a long history, as it was the original home of the Haven of Rest Headquarters prior to being sold to the Dust Brothers. The hip-hop producers utilized this property as their headquarters until a few years ago. They leased the property to other industry and tech companies as well as the world renowned Broken Art tattoo shop until the time of sale.
The property seller was Land Ho! LLC. Paul Brehme and Caitlyn Ross with Coldwell Banker Commercial/Westmac brokered the transaction. This deal is the first purchase by the Cameron Pacific LS Capital venture.
