A 20.1k sf retail property occupied by Learn4Life charter school in Lancaster has sold in a recent $4.65 mil ($231/sf) investment buy. The property is located at 44130 20th Street West, south of West Avenue J on the east side of Hwy 138.
Built in 2008, the Learn4Life building is a fully air conditioned, freestanding learning facility siting on approximately one-acre of land. The property was leased to Learn4Life charter school through 2025.
Learn4Life is a constantly growing network of public charter schools offering a free high school diploma program. Their mission is to connect students to one of our partnered resource centers located throughout California. There, students receive a personalized learning plan and one-on-one attention in a safe environment so they can focus on learning at a pace that fits their schedule.
Chris Jackson, Todd Lorber and Tristian Greenleaf with NAI Capital’s Investment Services Group represented the seller, 20th Street Properties, in the deal, which came in at a cap rate of 7.0%. The buyer was an unnamed private investor.
