There have been two recent leases by tech-related companies at 4000 West Alameda Ave, a six-story office building in Burbank’s Media District. The leases account for more than 37k sf of space and total about $12 mil in value.
In one of the transactions, Pixelogic Media Partners leased 16.7k sf of ground floor office space in a 10-year deal worth $7.6 mil ($3.79/sf/mo). The lease includes a portion of the space formerly occupied by Santa Monica Video and which includes edit bays that will provide residual value to Pixelogic. The lease also includes a large space that will be converted into screening rooms and will have two separate entrances off the lobby and dedicated parking for their clients.
In the other deal, Hula Media Services, a popular content provider of web TV shows and other broadcast content, signed a five-year agreement for the entire 20.7k sf sixth floor, which will house the firm’s post-production technology services.
Nico Vilgiate and Kyle Stanich with Colliers International represented the landlord, Alameda Enterprise Inc, in both transactions.
“Burbank has long been an entertainment-industry hub, but as the pendulum swings toward ever-increasing demand for Internet digital content, there is an ever-increasing demand for companies to locate near companies in the same or related industries industry due to the synergistic environment and the convenience of being near the major studios they serve,” said Vilgiate. “Due to the nature of the industry and its seemingly insatiable demand for content, entertainment and digital media companies can benefit from being in close proximity to one another.”
Built in 1983 and renovated in 1998, 4000 Alameda is well-positioned to take advantage of the synergistic environment surrounding it. Amenities include secure subterranean parking, and numerous restaurants and retail outlets within walking distance. Conveniently located adjacent the Ventura Fwy, the property is situated very close to Walt Disney, Warner Bros, Comcast and Burbank Studios.
