A joint venture made up of has acquired 3 Hutton Centre, a 198.2k sf office tower located in the heart of the Orange County Greater Airport area. The property was sold by TH Real Estate, a division of TIAA Global Asset Management.
The Class A, 10-story office building was 90% leased at the time of the sale, with over half of the property occupied by credit tenants Yardi Systems, Compwest Insurance, the U.S. Department of Defense, PSOMAS, and USA Social Security. The institutional-quality office space features modern architecture with a striking glass facade, a plaza-level water feature, large and flexible floor plates, a penthouse health club, and abundant parking in a six-level parking structure.
