RAF Pacifica Group has acquired 15.65 acres of land in San Marcos, on which the firm plans to build a four-building, creative industrial campus totaling 212k sf. This is the firm’s first ground-up spec industrial development in San Marcos.
The planned development, “pro•duc•tion,” will be a sprawling creative industrial campus, with spaces ranging from 34k sf to 90k sf, designed with the flexibility to expand or shrink as needed to support tenants throughout their business cycles. RAF Pacifica Group acquired the land parcel from a private seller for a total consideration of $8 mil.
The development site is located at the intersection of Bostick Blvd and Norman Strasse Rd in San Marcos. Situated in the heart of the 78-Corridor, pro•duc•tion offers access to the I-5, I-15, and Hwy 78 for transportation.
The four-building industrial business park will integrate creative office elements and include collaborative gathering areas, tech buildouts, and flexible office space to maximize productivity for a variety of industrial users in San Marcos. It will include features such as floor-to-ceiling glass entryways, indoor/outdoor amenity areas, and modern finishes.
The pro•duc•tion industrial business park will also include ample parking, grade-level and dock-high loading doors, extensive glass for natural lighting, and 28’ clear-height ceilings. Located near California State University San Marcos, pro•duc•tion will be uniquely positioned to attract industrial users seeking a young, educated employee base.
