Omninet Capital Picks Up Three-Building San Diego Office Portfolio

Omninet Capital has acquired a three-building, 146.2k sf office portfolio consisting of two projects in Rancho Bernardo and one property in Governor Park. The San Diego-area portfolio was 91 percent leased at the time of sale.

One of the properties, Foremost Professional Plaza, is located at 12396 World Trade Drive in Rancho Bernardo. The 59.1k sf, atrium-style, multi-tenant office building was 91 percent leased at the time of sale.

Another property, Bernardo Regency Center, is located at 11545 West Bernardo Ct. The building contains 48.1k sf of space over three floors.

The third property, Three Governor Park, is a 39.1k sf, two-story office building located at 5120 Shoreham Place in Governor Park. The atrium style project was 95 percent leased to five tenants including The Department of Veterans Affairs.

Louay Alsadek and Hunter Rowe of CBRE, along with Chris High and Phillip Roberts of Cushman and Wakefield, represented the seller, an institutional commercial real estate investor. Omninet Capital represented itself.

Omninet Capital, LLC, is a diversified investment firm composing of experienced real estate operators and currently owns over 10 msf of commercial space and over 15,000 residential units across the country.

“This portfolio fits squarely within our San Diego holdings, which we are actively pursuing to enhance with additional acquisitions,” said Michael Danielpour, a Partner at Omninet Capital. “Our goal for the balance of 2016 and 2017 is to invest an additional $250 mil in San Diego.”
