In a recent lease comp from Hollywood, The Formosa Group inked an 11-year lease for 30k sf at 959 Seward, east of Highland Ave and one block south of Santa Monica Blvd. Although we don’t have a deal value, we can tell you that the asking rate for the space is in the neighborhood of $4.50/sf/mo FSG.
The Formosa Group’s space will include sound design, sound and music editorial, mixing and ADR capabilities along with administrative and support staff. Larger than its current headquarters, the new space will support an increase in Formosa's Dolby Atmos-supported rooms and overall sound editorial capacity.
959 Seward is part of J.H. Snyder’s new 250k sf Hollywood 959 development, situated in the heart of Hollywood’s Media District. The project is built to LEED standards and features 13’-16.5’ concrete lid ceilings, operable windows, floor to ceiling glass, and a furnished outdoor courtyard with free wifi. The project can accommodate tenants from 4k sf up to 150k sf.
Michael Geller, Josh Bernstein and Ben Silver with First Property represented the landlord, J.H. Snyder, in the deal. Mark Robinson and Arlene Sommer of Cushman and Wakefield repped The Formosa Group.
