Mixed-Use/Creative Office Campus Breaks Ground in the San Fernando Valley

Shubin - Nadal Realty Investors and their capital partner, DRA Advisors LLC, have broken ground on The Mix at Harman Campus, a 784k sf, mixed-use office, R&D and retail complex in Northridge. Construction is underway, and delivery of new creative office space is expected as early as August of this year.

The property, located on 44 acres in the heart of the San Fernando Valley, will feature creative office space, with 18’ - 24' clearance, open-air windows, collaborative indoor and outdoor spaces, game areas, private patios, food truck dining areas, brand name retail services, a 30k sf town square/central park, and a 37k sf health and fitness club. The Mix caters to the region’s expanding demand for affordable, amenity-rich campus-style office space by entertainment and technology companies, as well as traditional occupiers, seeking a healthy, fun and collaborative work experience for their employees.

The Mix, which includes campus-wide Wi-Fi, will include walking trails, volleyball and bocce ball courts and a food truck pavilion. The development also sits next to the Northridge Metrolink and Van Nuys airport and near a variety of restaurants, shopping, fitness, hotels and a food pavilion.

Harman International, a Stamford, Connecticut-based provider of connected car technology, audio innovations, design and analytics, has been the anchor tenant at the project, which also includes the headquarters for three other large San Fernando Valley office tenants. Creative office suites available for additional corporate residents will range from approximately 9.4k sf to 131k sf, and for industrial tenants will be about 63.5k sf.

The Greater Los Angeles County currently has about 200 msf of office space with technology and creative tenants leasing about 38 percent, according to CBRE research. Going forward, another 30 msf will be expiring and need to be renewed, with most everybody turning to some kind of creative space, according to Petra Durnin, director of research and analysis for Southern California.

“Creative office space is in greater demand than ever before,” said CBRE Senior Vice President Ron Wade. “With the amount of residential and retail development here, the supply of highly-qualified employees is increasing tremendously. That in turn is drawing more and more employers who are looking to open space in the area at such projects as The Mix.”

More than 507,000 residences with an average household income of $82,259, and 613,995 employees are located within a 10 mile radius of the project. At least three new residential developments are planned or underway in the area.
