AXA Real Estate Investment Managers US purchased a 49% interest in 5900 Wilshire, a 452.8k sf office property in Los Angeles. The seller was a joint venture between a global real estate investment management firm and The Ratkovich Company.
The property, located just east of Fairfax Ave, underwent wide-ranging upgrades to include a completely redesigned lobby, and extensively renovated functional systems such as HVAC and elevators. The playful and artistic aspects of the building include a tenant lounge and a display of a section of the Berlin Wall. The building overhaul also focused on sustainability, earning 5900 Wilshire LEED Gold certification.
Michael Zietsman, Tom Bohlinger and Patrick Inglis with JLL represented the seller. Reid McGlamery, Chris Casey and Kim Westerbeck, also with JLL, arranged the financing through Wells Fargo Bank.
“Foreign investors are a significant constituent of the investment market for high-profile, trophy assets in Los Angeles,” said Zietsman. “5900 Wilshire offers a fully modernized building with superb views of the Los Angeles basin to the media and entertainment tenants that populate the Miracle Mile submarket.”
