Entertainment One Leases 26k sf in LA’s Park Mile Submarket

Entertainment One (eOne) agreed to a five-year lease for 26k sf of space at the Harbor Building in Los Angeles’ Park Mile submarket. eOne, which specializes in the acquisition, production and distribution of film, television and music, will relocate its Reality television and Music operations to this new facility, located at 4201 Wilshire Blvd, at the intersection with Crenshaw Blvd. eOne’s LA headquarters remains in Beverly Hills.

Built in 1956 to the highest building standards for J. Paul Getty’s Tidewater Oil Company, the six-story, 246k sf Harbor Building is characterized by the extensive use of marble and granite finishes on both the building exterior and interior. Taking up an entire city block, the building features 42k sf floor plates with concrete floors, 13-foot ceilings and views of the Hollywood Hills and Downtown Los Angeles.

The Harbor Building is walking distance to the Metro Purple Line station at Wilshire and Western. It is surrounded by a rich amenity base in Koreatown, Larchmont Village and the Miracle Mile. Under the terms of the lease, Jamison, the property owner, will build out the currently vacant space to suit eOne’s office requirements based on a mutually agreed to space plan.

“Our plans for Entertainment One’s build-to-suit as well as other common area improvements elevate and showcase the original high-end design elements that makes this historic building so special,” said Jamison’s Jaime Lee.

“Rental rate appreciation and low vacancy in Hollywood and on the west side has increasingly put Park Mile on tenants’ radar screens,” said Pierose. “We believe other creative companies will follow Entertainment One to The Harbor Building.”
