In recent office leasing activity in Irvine, Mazda North American Operations, shared work-space giant WeWork, and cutting-edge, game communication leader Curse Inc have leased a total of 168k sf at the new 21-story, vertical campus at 200 Spectrum Center Drive, well in advance of the building’s spring grand opening. With these first three tenants, 200 Spectrum Center is now 40% pre-leased and is expected to climb to 60% after completion of several pending deals.
Mazda, which leased 102k sf on five floors, will make 200 Spectrum Center its North American headquarters. WeWork agreed to a deal for 44k sf, while Curse signed a lease for 22k sf of space.
Designed by world-renowned architect Pei Cobb Freed & Partners, the 426k sf building features sleek, modern architecture with unobscured 360-degree views. The building offers 10 feet of floor-to-ceiling glass for superior natural lighting and an efficient floor plan for maximum flexibility. 200 Spectrum Center was awarded “Designed to Earn the ENERGY STAR” recognition in 2015 and is expected to earn a Leadership in Energy & Environmental Design (LEED) Gold Certification upon completion.
The vertical campus also offers two Irvine Company signature amenities: The Commons, an open air gathering place featuring causal workspaces, an outdoor living room and complimentary WiFi; and KINETIC, which blends a state-of-the-art onsite fitness center and wellness services, with close proximity to the St. Joseph Hoag Health Wellness Corner at The Village apartment homes. Showers, lockers and covered bicycle storage enable outdoor fitness as well as easy commuting by bike.
Located in the center of one of California’s most successful business communities, 200 Spectrum Center is adjacent to a variety of housing choices and Irvine Spectrum Center, which offers 1.2 msf of restaurant, retail and entertainment options to seamlessly integrate work and life. The early leasing success at 200 Spectrum Center has helped bolster the Irvine Company’s plans to build a 21-story sister high-rise building at 400 Spectrum Center Drive.
