Techbuilt Companies Completes Work on Two Spec Industrial Buildings in Poway

San Diego-based Techbilt Companies has completed two new spec industrial buildings within the company’s Poway Corporate Center in Poway. The buildings, located at 11885 and 11895 Community Rd, were 100% leased prior to the completion of construction.

Best Buy will occupy a 46k sf building at 11885 Community Rd with a lease valued at approximately $3.17 mil. The building features 18 dock-high loading doors, two grade-level loading doors, and a 28’ clear height.

Grace Digital, a San Diego-based consumer electronics company that currently occupies 9.4k sf in Poway Corporate Center, will expand its operations to occupy the 24.9k sf building at 11895 Community Rd with a lease value at approximately $1.94 mil. The building features two dock-high loading doors, two grade-level loading doors, and a 26’ clear height.

“When we began construction on these two buildings in 2014 it was the first industrial spec project started in the I-15 Corridor in the last eight years. We were confident that the San Diego market was in the beginning of a rebound then and will continue to be with our plans to build the next spec building in the Poway Corporate Center,” said Ted Tchang, President and CEO of Techbilt.

Techbilt also announced their plans to begin construction on an approximately 100k sf spec industrial building on the final two lots of Phase Three. The building will feature 28’ clear height, 20 dock-high truck doors, and three grade-level truck doors. Construction is set to begin in the first quarter 2016.

Phase One began construction in 1990, and currently features more than 390k sf of corporate headquarters and industrial space. While most of the land in this phase was sold to owner/users initially, there are a few remaining build-to-suit or ownership opportunities for the last eight undeveloped parcels located south of Scripps Poway Pkwy, north of Gregg St. These parcels total approximately five acres and can support buildings ranging in size from 5k sf -15k sf each. Phase Two began construction in 2000 with the last building completed in 2007. Phase Three began construction in 2004 and when completed will feature more than 450k sf of corporate headquarters and industrial space. Phase Four began construction in 1996 and features Costco and Home Depot.

Poway Corporate Center is a master-planned business park developed that contains more than 1.5 msf of high quality commercial/industrial space. The Poway Corporate Center is 100% occupied with notable tenants including J.B. Hunt, Hoist Fitness, ShowTec, My Perfect Pet, Grace Digital, Bon Suisse, and Harmonic Design. Located in the heart of the South Poway Business Park, Poway Corporate Center has an attractive campus setting with panoramic backcountry and canyon views, immediate proximity to a 1.5-acre public park, and convenient access to major transportation thoroughfares including I-15, Hwy 67, and Hwy 56.
