Atlantis Eye Care purchased a 7.7k sf office space in Santa Ana for $1.7 mil ($221/sf). The two-story office building, located at 1595 East 17th St, will serve as the Atlantis Eye Care administrative headquarters.
Built in 2001, the property is one of six free standing office buildings within an association. It features a parking ratio of four spaces per 1,000 square feet, building-top signage and direct access to the 5, 55, and 22 freeways. It is surrounded by restaurants, banks, and other retail amenities.
Tom Abel of CBRE represented the seller, 1595 17th Street LLC.
“The subject property was an ideal fit for the buyer’s corporate and administrative needs, requiring very little modification,” said Abel. “This buyer was leasing space and chose to take advantage of low interest rates, locking in their occupancy costs, and was able to purchase a newer building below replacement cost.”
