Triscenic Production Services has acquired a 44.5k sf warehouse in Valencia for $4.6 mil ($103/sf). The property, located at 25158 Avenue Stanford, east of I-5 between Magic Mountain Pkwy and Newhall Ranch Rd, was delivered vacant at the time of sale.
The property was sold by Harry E. Acker, who purchased the warehouse in 1988 as the corporate headquarters for his electronics parts distributorship business, Andrews Electronics. Acker has since sold his business to Best Buy.
Triscenic Production Services, a company that provides transportation and storage to the entertainment industry, will occupy the building as part of an expansion that will complement their existing Sylmar location. The freestanding building is in an excellent location at the comer of Avenue Stanford and Hopkins within Valencia Industrial Center, a 1,100-acre business park that contains 11 msf of industrial, office, and retail space.
Chris Jackson and Todd Lorber of NAI Capital represented Acker in the sale. According to NAI Capital, there was tremendous interest in the property, which was under contract within a few weeks of putting it on the market.
