Global industrial REIT Prologis has purchased the Sugar Foods building in Sun Valley. The property, a 168k sf facility on 7.7 acres, is located at 9545 San Fernando Rd and 9500 El Dorado Ave, a few blocks east of I-5.
The property is 100 percent leased to Sugar Foods Corporation, a leading multinational food manufacturer. They have been in the building for more than 30 years.
The space features 24’ minimum clearance, loading areas, a large truck yard and sprinklers. It is near interstates 5, 210 and 405, as well as state routes 170 and 118 and US Route101. The property is located less than a mile from the 5 and 118 freeway interchange and less than six miles from the Burbank International Airport, and 35 miles from the Los Angeles International Airport.
CBRE Vice Chairman Darla Longo, Vice Chairman Barbara Emmons, and Vice President Rebecca Perlmutter Finkel, with local support from Senior Vice Presidents Greg Geraci and David Harding represented Prologis and the unnamed seller in the transaction. The price was not disclosed.
“With an extremely low vacancy rate of 1.3 percent, there is very limited supply of Class A industrial buildings 100k sf or larger in the East San Fernando Valley submarket,” says Emmons. “Only 304.5k sf is available, none of which is located in Sun Valley. This allows high quality properties like the Sugar Foods building to command a rent premium.”
