Adaptive Reuse of Former Coca Cola Bottling Plant to Get Started in Downtown Los Angeles

A joint venture of Los Angeles-based GPI Companies and New York-based Atlas Capital has embarked on an adaptive redevelopment of the former Coca Cola production facility located at 963 East 4th St in Downtown Los Angeles’ Arts District. The multimillion dollar capital improvement program is expected to transform the 150k sf, century-old, five-story red-brick industrial facility into a high-design, Class A mixed-use creative office building for single or multi-tenant use.

The redesign, under the direction of architecture firm HLW International, will take advantage of the building’s large high-volume 35k sf floor plates, 14-foot ceilings, large windows, and panoramic rooftop views. Current plans include 70k sf of retail and restaurant space located on the street and lower levels.

A new flagship restaurant is planned for the east end of the building facing Traction Ave and for the west end facing the main entry and courtyard. HLW’s design allows for all or a portion of the space to be converted to creative office if a single user wanted to secure the building for a headquarters opportunity with prominent rooftop signage.

“This is an irreplaceable building in the geographic and entertainment center of The Arts District, an area that is rapidly transforming from its industrial roots to a vibrant, mixed use creative community,” said Industry Partners Principal and founder Jim Jacobsen, who along with Carle Pierose and Andrew Jennison, lead the office leasing effort. “The ownership team is leaving no stone unturned to create a truly transformative and highly functional environment within a beautiful historic shell. It will be the best-designed and most prominently located creative space in the Arts District.”

Robert Cohen, President, Southern California, Rachel Rosenberg, Executive Vice President, and Van Blackman, Associate, of RKF will handle the project’s retail leasing. Industry Partners is also advising the owners in the new development.

When completed in the fourth quarter of 2015, Fourth & Traction will highlight the building’s original brick facade and distinctive industrial legacy and feature new operable dual-glazed windows, a large atrium lobby, a newly constructed, 10k sf roof-top penthouse surrounded by a landscaped rooftop deck with an outdoor kitchen and fire pit, an entry court park and state-of-the-art technology. To enhance the building’s functionality and its presence in the neighborhood, the property will be served by a new multi-level, 300-space parking structure adjacent to the entry court.

The Arts District is one of Los Angeles’ most stimulating neighborhoods, emerging over the last few years as a bustling area for residential, retail and restaurant growth. Just one block north, East 3rd Street and Traction Ave serve as the District’s vibrant central retail core with such popular bars, restaurants and galleries as Angel City Brewery, Wurstküche, Nola’s, The Pie Hole, and Umami Burger. The internationally renowned art gallery Hauser and Wirth has announced its opening nearby and will join the many local art galleries that define the Arts District.

In conjunction with the fast-growing restaurant and retail offerings, several mixed-use developments are recently completed or are under construction. Projects such as Barker Block and One Santa Fe will double the approximate 1,400 residential loft/apartments already in the neighborhood, and generate an additional 125k sf of commercial space to further enhance the dynamic draw of the Arts District.
