Investor Pays $450/sf for Northridge Retail Building

An 8.7k sf retail building in Northridge sold for $3.9 mil, or $450/sf. The building, located at 9145 Corbin Ave, near the intersection of Corbin and Nordhoff St, is fully leased to Black Angus Steakhouse on a NNN basis.

The building is situated near the intersection of Corbin and Nordhoff St. It is immediately west of Lowe’s, the Northridge Fashion center and the Walnut Grove Shopping Center.

Black Angus has been the building’s sole tenant since its construction in 1981. This Black Angus location also houses Black Angus’ Bullseye Bar – a casual service sports bar which features hi-def flat screens TV’s, free WiFi and an enticing selection of food and drink.

Bob Safai and Matt Case of Madison Partners represented the seller, Lot Associates 30 LTD. The buyer was Jonker 2012 Trust. The widely marketed offering garnered strong interest from prospective buyers looking for NNN-leased restaurant space.
