Newmark Grubb Knight Frank (NGKF) Global Healthcare Services has been appointed exclusive leasing agent for a 110k sf medical office building to be built across from the main entrance to St. Joseph’s-Mission Hospital in Mission Viejo. The new four-story building and five-story parking structure is being developed by Newport Beach-based NCA Real Estate (NCA).
The NGKF Global Healthcare Services team of Garth Hogan, John Scruggs and Ryan Clark will handle pre-leasing on behalf of NCA for the building, which is located at the southwest corner of Medical Center Rd and Shops Blvd. There are immediate availabilities of up to 25k sf of contiguous space on four floor plates. Also available are opportunities for café, diagnostic, and supporting service providers in the ground floor lobby.
The new building will allow for Leadership in Energy & Environmental Design (LEED) and Lean space planning and design for larger scale physician groups, which is a growing trend with the Affordable Care Act. Space planning based on Lean design concepts improves space utilization processes and helps reduce building and operating expenses for healthcare facilities by achieving maximum efficiency with minimum construction.
The new building is also being planned to provide improved access for outpatient services with convenient ambulatory drop-off areas and immediate access to the exclusive on-site parking structure.
