Los Angeles-based Dunleer has purchased a 64.1k sf, industrial asset situated on 115k sf of land in Temple City. The property is located at is located at 9620-9642 Gidley St, within one mile of the I-10 Fwy. The price was not disclosed.
The property features freestanding, secured yards, 21-foot minimum clear height, seven roll-up doors and three dock positions, 2000-amp three-phase power, and ample parking. The San Gabriel Valley location provides ease of access throughout the region, including the Ports of Los Angeles and Long Beach, several local airports, and communities like Pasadena and Arcadia.
Dunleer plans to implement a value-add renovation program at the property that will include functional enhancements such as improving dock loading, security improvements with fencing, gating and lighting and cosmetic improvements that will modernize the user experience. Dunleer was repped in the deal by Jordan Lara with DAUM Commercial.
BJ Turner, Founder and CEO of Dunleer, noted, “As both consumer demand for last-mile delivery and supply chain costs rise, assets like these, which are located in dense submarkets that connect industrial pockets to affluent resident populations, are becoming nearly impossible to secure. Due to lack of deliveries, users are often driven to look further east and incur high transportation costs, making this property highly competitive.”
