A two-story, 23.8k sf office building in Valencia recently sold for $6 mil, or $252/sf. The building, located at 25050 Avenue Kearny, just south of the confluence of Newhall Ranch Rd and Rye Canyon Rd, was acquired by A. Golden Enterprises.
The building offers office small suites in a prime location within Valencia Industrial Center, just east of I-5, with close proximity to amenities and retail. It is near Santa Clarita's main commercial thoroughfare and within minutes of Henry Mayo Hospital and Town Center. The property offers ample parking and accommodates a wide variety of large and small office uses.
Darren Casamassima with Lee & associates-LA North/Ventura represented the 1031 exchange buyer in the transaction. Spectrum Commercial Real Estate Inc repped the seller, Rebel Professional Center.
“There is a high demand for smaller space in this market. Santa Clarita Valley is emerging as a premier location for film and television,” commented Casamassima. “With Santa Clarita’s tax credits, entertainment companies, the abundance of sound stages and studios such as Disney, the area has become the secondary studio market for Hollywood.”
