Walls Tilted at New Medical Office Building in Valencia


In a development update out of North L.A. County, the walls have beent tilted at Tourney Place- Building 6, a 45.7k sf, three-story medical office building in Valencia. This latest addition is part of the larger Tourney Plaza III LLC project, which is comprised of 156k sf in six professional and medical office buildings. This is the third joint venture between JSB Development and McCombs Inc, a partnership since 2003, culminating in this final medical office property.

The new building, at 27335 Tourney Rd, is located adjacent to the UCLA Health medical center and represents the largest concentration of medical office space outside of the Henry Mayo Newhall Hospital campus. The typical floor size at the site is 15.2k sf. The building is scheduled to be completed in Q2 2020.

The property sits directly across the street from the Valencia Country Club and within the prestigious Valencia Corporate Center; the Valencia Town Center, Henry Mayo Fitness and the 244-room Hyatt Valencia Hotel are in proximity. Tourney Place also offers easy access to I-5 Freeway at both Valencia Blvd and Magic Mountain Parkway.

CBREs Craig Peters and Richard Ramirez are the leasing agents for the project, located within Valencia Corporate Center, an established commercial market with more than 25 msf of industrial, medical and office properties. The population within a 30-minute commute of Tourney Place is nearly 5 million, including residents in the Santa Clarita Valley, San Fernando Valley and Antelope Valley, according to CBRE research.

This is an ideal location for state-of-the-art medical office space, said Peters. We are surrounded by world-class amenities, and nearly 30 percent of the total medical space within the Santa Clarita Valley market is located on Tourney Road.
