Canfield Development is underway with construction of The Kenmore, a 69-unit, 70k sf multifamily complex in the heart of L.A.’s Koreatown neighborhood. The $22 mil project, located at 435 South Kenmore Ave, was designed by Nadel Architects.
The transit-oriented complex consists of seven studios, 42 one-bedroom, 12 two-bedroom and three three-bedroom apartments atop two levels of above-ground mezzanine parking. The development features an "L" shape in order to minimize the street-facing bulk of the building and provide southern sun for the recreation deck.
"The primary goal of this project was to create a contemporary building that would provide much-needed housing to the area, while improving its overall aesthetic," said Dale Yonkin, studio director at Nadel. "As one of the highest-density areas in Los Angeles, we wanted to ensure the development contributed to the livability of the area while offering easy access to various modes of transportation. The Kenmore offers compact units that will allow moderate, attractive rent prices to the younger demographic occupying the area.”
The new multifamily complex will include a 2.6k sf recreation deck, featuring a spa, covered and open lounge seating, outdoor theater and barbeque area, in addition to an indoor gym and recreation room. Along with an array of modern amenities, the development is easily accessible via the Metro Purple and Red Lines and several bus lines.
Nadel's project team consists of Dale Yonkin, studio director; Afsaneh Riahi, planner and Andrew Wolff, design director and designer. In addition to The Kenmore, Nadel is currently working on several residential and mixed-use projects throughout the region, including another Koreatown development comprising 269 residential units in addition to ground-floor retail, which is scheduled to break ground this summer.
