California Home Builders has secured $60 mil in financing for the ground-up construction of The Q East, a mixed-use development in the western San Fernando Valley community of Woodland Hills. The property, located at 6219 De Soto Ave, will include 34.1k sf of retail space and 241 luxury apartment units.
The financing was arranged by Steve Bram, David Pascale and Huber Bongolan Jr. with George Smith Partners. Sized to 70% of total project cost, the three-year term has two 12-month options that float at 250 basis points over LIBOR.
The property is located within the Warner Center 2035 Plan, an urban planning blueprint approved by the LA City Council in 2013. The plan intends to spur job growth and economic development by developing Warner Center into a regional hub and transit oriented district.
Construction on the project is expected for completion in 2019. The development will feature 506 parking spaces, a high-end restaurant and bar, a co-working space for future tenants, and a resort style pool.
