Hollywood Res Project Breaks Ground


Essex Property Trust has broken ground on Essex Hollywood, a $54 mil mixed-use, urban infill development located at 6240 Sunset Blvd in Los Angeles. The new 352k sf, seven-story project is being built by McCormick Construction.

Essex Hollywood will contain 170k sf of residential space comprised of 200 multifamily units, as well as two levels of subterranean parking and 4.7k sf of ground-floor retail space along Sunset Blvd. Additional features and amenities within the complex will include a dog park, clubhouse, fitness rooms, pool and spa, pool courtyard and sky deck.

Surrounded by some of Hollywood’s most iconic venues, including the Hollywood Palladium, and the Earl Carroll Theatre, the project is designed to highlight and preserve the area’s distinctive Art Deco style. The project benefits from being located within a quarter mile of L.A. Metro’s Red Line.

McCormick’s scope of work includes ground-up construction of the new development, the full interior buildout of the 200 apartments and incorporating the paseo, or walkway, which will provide a mid-block pedestrian connection between Sunset Blvd and Leland Ave. The paseo will also link the new mixed-use development to the historic Earl Carroll Theatre.

“The face of Sunset Boulevard continues to evolve as the demand for higher density housing increases within core districts like Hollywood,” said Michael McCormick, president and CEO of McCormick Construction. “Essex Hollywood will provide 200 much-needed apartments to LA’s growing population of renters, while preserving the unique personality and essence of the area.”

The McCormick Construction project team includes Glorianne Laping, project manager; John Singleton, superintendent; and Jeremy Josephson, superintendent. Additional project team members include TCA Architects and Englekirk Structural Engineering.

Targeting LEED® Silver certification, Essex Hollywood will incorporate a number of sustainable elements, including many electronic vehicle parking spaces. With an estimated construction time of 26 months, the project is scheduled for completion December 2019.
