Younan Properties Inc has acquired Burbank Corporate Center, a 91.1k sf, institutional quality multi-tenant office building in the San Fernando Valley’s Warner Center submarket (no, not in Burbank). The Class A, former BOMA building of the year is located at 21900 Burbank Blvd, just east of Topanga Canyon Blvd and north of the 101 Fwy.
The property is 83% leased and offers immediate access to and exceptional visibility from the 101 Ventura Fwy. The three-story asset is situated on 2.15 landscaped acres and features a two-story granite and glass lobby, 24/hour access control and 284 surface and underground parking spaces. There are numerous retail and dining amenities within walking distance, including Westfield Topanga Plaza and The Village.
Mark A. Perry with CBRE represented Washington Capital, a fund manager for the seller. The price was not given out. According to CBRE, with over 17.5 msf of commercial space, the Warner Center submarket serves as the CBD of the San Fernando Valley and the communities to the north (Santa Clarita Valley, Lancaster, and Palmdale) and to the west (Ventura County).
