City of Hope, a world-renowned independent research and cancer and diabetes treatment center, expanded its lease at 4900 Rivergrade Rd in Irwindale, within the San Gabriel Corporate Campus. The organization leased an additional 75k sf, bumping its total space at the project to roughly 300k sf.
The San Gabriel Corporate Campus is a LEED Gold-certified property featuring three separate buildings, totaling 693.2k sf of space. The recent renovations include retractable glass doors, offering indoor/outdoor seating, multiple fountains, a fitness center, racquetball courts, an on-site cafeteria and a putting green. Other tenants include the San Gabriel Valley Economic Partnership, Alameda Corridor East and California Lighting Sales.
CBRE’s Kevin Duffy, Natalie Bazarevitsch, Damon Feldmeth and Jackie Benavidez represented the landlord, MetLife Real Estate, in the transaction. David Gordon at Savills Studley repped City of Hope.
Creating a workplace experience focused on talent remains top of mind for the majority of companies surveyed in CBRE’s annual Americas Occupier Survey. Tenants are turning to a range of amenities and services that support the integration of the workplace into both their employees’ personal and professional lives. Sixty-four percent of respondents said amenities are most important to their labor forces, with food offerings being the most prevalent, according to the CBRE research report.
The San Gabriel Valley is attractive to tenants, especially in the medical field due to the availability of quality office space at a discount of nearly 29% compared with Los Angeles County’s average. The area also contains one of the largest healthcare clusters in all of LA County, employing more than 86,000 people in the sector.
