German Light Products has signed a five-year relocation/expansion lease for 36.9k sf of space in the northern LA County city of San Fernando. The space is located at 1145 Arroyo Ave, within the San Fernando Business Center, just west of the confluence of the 118 and 210 Freeways in the northeastern San Fernando Valley.
With an estimated occupancy date of June 1, the expansion will effectively triple German Light Products’ footprint from their previous facility in Sun Valley. The new headquarters will include a showroom with the company’s entire inventory line, a fully-equipped technical department, spare parts stock, and staff including sales and support operations. The company is a leading manufacturer of cutting edge lighting technology equipment.
Built in 1989, the 33-acre industrial business park’s prime East San Fernando Valley location offers direct access to the 210, 118, and 5 freeways. The property features three dock-high doors, six dock-high positions, .45/3000 GPM sprinklers, and a 24-foot minimum clear height, making it ideal for distribution uses. In addition, the space also features 6.4k sf of office space with 14 offices. Corporate neighbors include Pepsi, Pharmavite, and Fresh & Ready Foods.
Paul Sims, Erik Larson, Robin Dodson, John Minervini, and Christopher Tolles with Cushman & Wakefield represented the tenant, who is based out of Karlsbad, Germany. Bennett Robinson with CBRE repped the landlord, Barings LLC. According to C&W, the Eastern San Fernando Valley industrial market has a vacancy rate of just 0.8%.
