Walsh/Shea Corridor Constructors Leases Two Full Floors at La Brea Plaza in Inglewood

Walsh/Shea Corridor Constructors has signed a lease for 24.3k sf of space at La Brea Plaza in Inglewood. Walsh/Shea, the joint venture firm selected by the Los Angeles County Metropolitan Transportation Authority for the Crenshaw/LAX Transit Corridor project, will occupy the entire first and seventh floors of the north tower at the property.

La Brea Plaza is located at 101 and 111 N. La Brea Ave, in the heart of downtown Inglewood. The two-tower, 160k sf Class A office project will serve as the tenant’s main hub during their construction of the new Metro Rail extension.

Katie Bernhisel and Dillon Moscone with Cushman & Wakefield represented the landlord, 111 La Brea Plaza LLC, in the transaction. Walsh/Shea Corridor Constructors, which is comprised of Walsh Construction Company, J.F. Shea Construction, Inc, HNTB Corporation, L. K. Comstock National Transit, Inc, and ARUP, was repped by Aaron Weiner from The Tenant Group. Terms of the lease were not disclosed.

“La Brea Plaza is Downtown Inglewood’s premier office project,” said Katie Bernhisel, Director at Cushman & Wakefield. “The property’s location one block from the future metro stop at Florence and La Brea will be ideal for tenants seeking easy access to public transportation.”

The Crenshaw/LAX Transit Corridor project is an 8.5-mile light rail line that will run along Crenshaw Blvd and the Harbor Subdivision right-of-way from Exposition Blvd to the Metro Green Line. It will improve mobility in the corridor by connecting with the Metro Green Line and the Expo Light Rail currently under construction at Crenshaw and Exposition Boulevards. Construction is expected to be completed in 2019.

In addition to La Brea Plaza’s close proximity to the Metro Rail extension, the property is less than two miles from Hollywood Park Land Company’s 298-acre, mixed-use development which will become the new home of the NFL’s Los Angeles Rams and Los Angeles Chargers. The future NFL Stadium is set to open in 2019. The development also includes retail, office, residential, a hotel, a casino, and over 25 acres of public spaces and parks.
