Prologis Getting Younger with the New Year

Younger Optics has agreed to a five-year, $2.3 mil lease of a 53k sf ($0.72/sf/mo) industrial facility in Compton. Younger Optics develops new and innovative lens solutions, from polarized sun lenses that block blinding glare to lenses designed specifically for driving.

Younger plans a February occupancy of the building, located at 1900 Artesia Blvd, adjacent to the 91 Fwy at Central Ave. The facility is a concrete tilt-up structure that features 4.5k sf of office space, five dock-high and one ground-level loading doors, 22-foot clear height and on-site parking for 70 vehicles.

Frank Schulz, SIOR, Todd Taugner, SIOR, and David Prior, SIOR, with The Klabin Company represented Prologis. Jeff Smart of Colliers International repped Younger Optics.

“This transaction showcases the recent run-up in rental rates, particularly for Class B assets. This building would have leased for at least 10 percent less nine months ago,” Schulz said.
