UNCOMMON Development Breaks Ground in the San Fernando Valley

A unique, 24-acre residential, office and retail campus in the west San Fernando Valley has just broken ground. The project, “24”, is a live/work/play campus concept that is hoped to transform an under-served area of Chatsworth into an interactive hub of work and recreation for residents, tenants and the community. It is located at 20000 Prairie St, north of Nordhoff St at Winnetka Ave.

The project, being built by UNCOMMON, a real estate development company led by Jason Larian and Ryan Hekmat, will feature 660 contemporary, luxury residences; 255k sf of creative office space; numerous dining and retail options; dozens of unique amenities and several acres of open, community-oriented green space. The development plan includes the adaptive reuse of a former LA Times printing press into new production studios and potential creative office space.

24 has already been earmarked as the new corporate headquarters of MGA Entertainment, one of the world’s largest consumer entertainment products company that manufactures toys, games, dolls, consumer electronics, home décor, stationery and sporting goods. The MGA family includes award-winning brands such as Little Tikes®, Lalaloopsy™, Project Mc2 ™, Bratz®, Num Noms™, Gel-a-Peel™, and Zapf Creation®.

The campus will serve as a template for UNCOMMON to build similar projects across the country and reflects one of the core values of the company: Begin with a vision, not a spreadsheet. “We focus on people, not just construction.” stated UNCOMMON Principal Ryan Hekmat. “We are taking an under-utilized property and creating an inspiring live/work/play campus that will literally change the regional landscape,” he added.

24 is being designed by the Santa Monica-based architecture firm Killefer Flammang Architects, renowned for its influential ground-up new construction and adaptive reuse projects that bring sites back to life and bring the community into their spaces.

Acres of landscaping will surround the residences, creative offices, and retail shops. In addition, 24 will feature, a world-class gym, two pool plazas, a sports park, community gardens, sundeck, an award-winning pre-school, yoga studio, pet-friendly amenities, a transit plaza, outdoor walking tracks, parks and water features. An amphitheater and a Village Green with an outdoor cinema will be venues for public concerts and movie screenings. Dining options will include a café and restaurant.

A trail weaves through the entire perimeter, serving as promenade and an exercise path, with a landscape that includes canopy trees, native shrubs and drought-tolerant grasses. A corner retail plaza and ground floor commercial space connect to existing retail across Winnetka Boulevard. A shuttle from the campus transit plaza links residents and employees to regional transit centers, and a new bike lane connects to the existing LA City bicycle network.
