Just Completed Affordable Housing Project Adds 59 Units of Affordable Housing in South Los Angeles

Paloma Terrace, a 59-unit affordable housing project in South Los Angeles, was just completed and has opened to the public. The project is a development of Retirement Housing Foundation (RHF Housing) and was designed by KFA Los Angeles (Killefer Flammang Architects).

Located at 5000 S. Main St, Paloma Terrace will provide much-needed affordable housing in South Los Angeles. The four-story development is located on less than one acre at the corner of 50th and Main Streets. It is situated across the street from its sister property, Broadwood Terrace, which opened in 2015 with 89 units of affordable senior housing.

Paloma Terrace was designed to qualify for LEED Platinum certification (LEED for Homes) and to incorporate amenities that foster a sense of community. The main organizing element for the building is a large central courtyard that includes an oval-shaped green space with a large specimen tree, as well as a large playground/BBQ area. The courtyard is surrounded by all the building’s communal spaces including children’s activity rooms, teen center, computer lab, library, large community room, and laundry facilities near the play areas. The site also includes a half basketball court and landscaped picnic areas.

Taking up an entire city block, the massing of the building is broken down into a series of vertical elements which step out of plane with one another, and exterior materials include horizontal wood siding, dark red Trespa panels and stucco. A large break in the façade allows views into the central courtyard, connecting the building to pedestrians and the community.

Founded in 1961 with a vision of providing quality housing and services for seniors, RHF was launched by two United Church of Christ clergy members and a layman with only $7,000. Today, RHF is one of the nation's largest nonprofit providers of housing and services for older adults.
