Work has been completed on a five-story, 80-unit senior housing project in Palos Verdes. The development was built by Bernards for Sunrise Senior Living, a provider of high-quality assisted living and memory care services.
The facility is located at the intersection of Hawthorne Blvd and Rolling Hills Rd at the foot of the Palos Verdes bluff. Bernards has contributed to other Sunrise construction projects in Playa Vista and Fullerton.
Designed by the Newport Beach-based architectural firm Hill Partnership Inc, the 85.4k sf, steel structure over podium-style project has a parking garage on the ground level with four stories of living space above. The residential complex features a dining room, full kitchen, nursing office, activity rooms, spas, beauty salon, and laundry facilities.
A highly focused and coordinated effort, coupled with keen logistics and innovative solutions to accommodate building on a hillside, enabled Bernards to deliver this project on time. Strategies used included expediting off-site improvements, which involved lane modification and traffic signal additions at the site’s very busy intersection, and regular planning meetings with the trades to keep the project moving forward, according to Sam Laham, Bernards vice president. In fact, four suite models were ready to show prospective residents in the fall of 2015.
