An affiliate of Xebec will develop a spec, 203k sf industrial facility on a 12.7-acre site in the city of Vernon that they just acquired. The Class A, state-of-the-art warehouse project is located at 5370 Boyle Ave, north of Slauson Ave and west of Downey Ave.
The project will feature 12.9k sf of office space, 25 dock-high positions, 32-foot clearance height, ESFR sprinkler system and 130-foot truck turning radius, as well as additional land for parking with 294 spaces. The remaining two parcels provide the developer with options for parking and an additional industrial building of around 29k sf.
Xebec Building Company, the general contractor for the project, is expected to begin construction in the fourth quarter of 2015. American National will be providing the construction loan for the development of the project, which is estimated to cost a total of $29 mil. John Privett and Cameron Merrill of CBRE will be marketing the development, as well as having represented the buyer and the seller, Pechiney, in the land transaction.
The site, located in the tight central industrial submarket of Los Angeles, is minutes from Downtown Los Angeles, easily accessible from the Ports of Los Angeles and Long Beach, and is close to the Interstate 5, 710, 110, and 105 freeways.
