Recent Leases Total Over 65k sf at Pacific Design Center’s RedBuilding

Four tenants have inked long-term leases totaling more than 65.4k sf of space at the Pacific Design Center’s RedBuilding, the newest structure at the Cesar Pelli-designed office complex in West Hollywood. The new tenants are Whalerock Industries Inc, Gaumont International Television, AllSaints USA and Criteria Corp.

Construction will begin on the new offices later this year. The companies were attracted by the striking architecture of the RedBuilding, its forward-thinking ownership and the nearby studios, restaurants, cafes, shops and nightlife of the thriving West Hollywood neighborhood, just a block away from PDC on Santa Monica Blvd.

The Pacific Design Center is owned by Charles S. Cohen. In-house execs Marc Horowitz and Jeff Lasky represented the ownership in these latest transactions.

Whalerock Industries Inc is relocating to the RedBuilding from its former location in Santa Monica. Whalerock owner Lloyd Braun, a former chairman of ABC and former head of Yahoo Media Group, has a track record of greenlighting hit shows such Lost, Desperate Housewives, Extreme Makeover, Boston Legal and Grey’s Anatomy. The independent media/technology company delivers world-class content across all devices, and has strategic alliances with MGM, Starcom MediaVest, P&G, AOL, AARP, Microsoft, YouTube and other global media giants. Whalerock was represented by Gayle Landes and Mike Geller of First Property Realty Corp.

Gaumont International Television is a production and distribution studio that is part of the legendary European-based film studio Gaumont, formed in 1895. As an independent studio, Gaumont is producing high-quality drama and comedy television programming for the U.S. and international markets ,with projects in the work that include the third season of the award-winning “Hannibal“ for NBC, the third season of “Hemlock Grove“ for Netflix and “Narcos“ for Netflix. Gaumont will occupy offices on the 15th floor of the East Tower of the RedBuilding. Gaumont was represented by Greg Frankovich of Newmark Grubb Knight Frank.

The U.S. headquarters of AllSaints, a UK-based, global high-end clothing retailer, is moving from New York to offices located on the 10th floor of the RedBuilding. The Los Angeles location will help facilitate the expansion of the brand to the Pacific Rim. AllSaints was represented by Arian Ahmadian of Maddox Retail and Brian Abdi of Bridge Real Estate.

Criteria Corp, a leading provider of web-based pre-employment testing services, will also be situated on the 15th floor of the East Tower. Criteria was represented by Michael Shuken of Savills Studley.

The Union Labor Life Insurance Company (Ullico), on behalf of its Separate Account J ( ‘J for Jobs’), provided the construction and permanent financing for the RedBuilding, which was built with union labor and provided jobs for members of the greater Los Angeles community. J for Jobs, a commingled real estate investment fund that requires all union construction, was established in 1977 as an investment vehicle for union pension and annuity plans and has financed more than 425 projects nationwide, totaling more than $12 bil in loans since inception.

Tenants of the RedBuilding enjoy the amenities of an entire PDC campus, including two Wolfgang Puck restaurants, a state of the art fitness center, the Silver Screen Theatre, a conference center and private screening room. PDC facilities host various film, art and design events, including film screenings and industry parties, exhibitions, meetings, receptions and special events throughout the year.
