Wpromote and Cherryman Industries Lease 52k sf at Renovated El Segundo Property

Wpromote and Cherryman Industries have inked leases totaling 51.7k sf at Campus 2100, a newly renovated, three-building, 200k sf office campus located in the L.A. South Bay city of El Segundo. These new leases bring the property’s occupancy to 50 percent.

The property, the former home of Rhythm & Hues Studios, is owned by Rockwood Capital LLC and Marshall Property & Development. They previously completed leases for 25 percent of the property while it was undergoing a $20 mil renovation, the majority of which was completed this month. The team redeveloped the six-acre property into a premier creative office campus which included the creation of interactive outdoor common areas, adding parking, installing new building systems and adding new hard and soft scape.

Tom Sheets and Chris Sinfield of Cushman & Wakefield represented the ownership in both transactions. The deals include:

• Wpromote, an award-winning online advertising firm, signed a 7.5-year, 34.5k sf lease. The new lease represents a relocation of its corporate headquarters from another building in El Segundo where it occupied 21.3k sf. JLL Los Angeles team members, Steve Solomon and Eric Adams, represented the tenant in the transaction.
• Cherryman Industries, a furniture manufacturing company, signed a 10-year, 17.2k sf lease. Cherryman operates facilities throughout the U.S. This new location will serve as their corporate headquarters. Wes Honeycutt and Matt Moore of Newmark Grubb Knight Frank represented the tenant.

Originally built in 1978 and 1981 by defense contractor CSC, Campus 2100 is located less than one mile from the ocean at 2100 Grand Ave, 220 Continental Blvd and 240 Continental Blvd in the heart of El Segundo, one of the Los Angeles metro area's fastest growing office markets. The property is near the I-405 and I-105 freeways, providing convenient access to multiple Southern California submarkets.

It is a short drive from the Los Angeles International Airport (LAX) and is walking distance from the Metro Rail Green Line. The property is minutes away from the Rosecrans Retail Corridor, which features unsurpassed access to multiple dining and night life options, hotels, personal services, entertainment, fitness and shopping.
