In the latest leasing activity at Topaz San Pedro, five tenants inked new long-term lease agreements at the high-rise, office and retail tower, located on the waterfront in San Pedro. These most recent deals were with Regus, Ideation, Hertz Rent-a-Car, Hojas Tea house and Café and The Guidance Center, who took space totaling over 25k sf.
Ideation, a creative services agency, is relocating from El Segundo to Topaz in San Pedro. According to Charles Lee, CEO at Ideation, “Topaz offers us a newly remodeled creative office space with interactive waterfront views that is conductive to our workstyle needs. Our new offices will provide a great environment for client engagement and thriving as a company.”
In the other deals, Regus, one of the world’s largest providers of flexible workplaces, signed to more than 15k sf on the tower’s 4th floor, a transaction valued at approximately $4 mil. Hojas Tea House and Café chose the retail space within the waterfront high-rise for their second location, which just recently opened at the end of December. Also, Hertz Rent-a-Car signed for 1.1k sf of retail space adjacent to Hojas. Hertz had been searching for a new location for the car rental company to better service their South Bay Customers and found a great fit at Topaz.
And, The Guidance Center, a local family and children health services organization, has chosen to move their San Pedro office to Topaz, having signed on for 6k sf of office space. Since 1946, the clinic has provided quality mental healthcare to more than 2,600 children and families.
Topaz is owned by Newport Beach-based Jupiter Holdings LLC. They were repped by the CBRE leasing team of Dave Smith, Tim Vaughan and Mike Harry in the Regus, Ideation, Guidance Center and Hertz leases. Derrick Moore of Avison Young represented ownership in the Hojas transaction.
Ideation was represented by Dan Matsumoto of Gateway Properties; The Guidance Center was represented by Laurie Wixted of The Wixted Group; Hertz was represented by Sheri Messerlian of NAI Capital.
