ThinkFactory Media has agreed to a lease for 33.4k sf of creative office space in Westwood. ThinkFactory Media will occupy the space, located at 1640 S. Sepulveda Blvd, just east of the 405 Fwy and north of Santa Monica Blvd, for its headquarters and production services.
The building is owned by Ocean West Capital Partners and Westbrook Partners, who acquired the property in July 2013. The five-story, 150.6k sf building is undergoing a $4 mil renovation under the direction of top Los Angeles architect Shubin + Donaldson to position the building as Westwood’s premier boutique creative office building.
ThinkFactory Media is the latest company to ink notable leases in Westwood so far this year. Other firms signing deals in the submarket include Global Entertainment, Crescent Capital and Boingo Wireless, along with several other firms.
JLL Los Angeles' team members Carl Muhlstein, Hayley Blockley and Jaclyn Ward are handling leasing at 1640 S. Sepulveda and represented Ocean West Capital Partners and Westbrook Partners in this deal. Terms of the lease were not disclosed.
"This building is ideal for firms looking for a centralized location within a creative hub of West Los Angeles" said Ward. "ThinkFactory’s creative visioning of their new headquarters, coupled with ownership’s hands-on approach and flexibility during the repositioning of the building, were integral to this deal. ThinkFactory will enjoy a 2.5k sf private patio, full floor identity, and direct access to parking, three factors that differentiated the building as they considered their relocation opportunities."
Centrally located, 1640 S. Sepulveda offers immediate access to housing, entertainment and retail amenities. The building offers large private patio or balcony space with views of Century City, Beverly Hills and Westwood; tall exposed ceilings and ample on-site parking.
